The production of a “hollow city” in the recent patterns of verticalization and constructive densification of São Paulo municipality

Considering vertical residential real estate projects launched in São Paulo between 1998 and 2008, the objective of this article is to discuss problems related to the measu-rement of urban density that need to be taken into account in the search for denser and more compact cities. To discuss the concept of “compact city”, the study analyses the relationship between the constructive density and the demographic density and of the latter with the verticalization of apartment buildings. It also verifies the relationship between demographic density and the announced prices of the apartments at launch. The intention is to reinforce the idea that the increase of urban density should be based more on the intensification of urban land use with inhabitants installed in suitable places and dwellings, and less on the plain increase of built areas that can lead to the production of a “hollow city”
