STUDY OF LAND USES AND APPROPRIATION AS A BASIS FOR THE DEFINITION OF THE DESTINY OF URBAN REQUALIFICATION AREAS – THE CASE OF THE CENTER OF CAMPINAS

The text introduces the discussion about the importance of the knowledge of uses and ways of appropriation of the spaces for the definition and destiny of urban rehabilitation areas. It defends the elaboration of researches and detailed data about the centers, put in the context by its transformation processes and urban dynamics as the main parameters for the definition of preservation standards for urban development and spaces requalification. In
this sense, the urban voids, subused spaces and unoccupied buildings are taken as the main signal of the current status and of the potential for uses change and/or permanence and possible transformations of the areas. Two areas with deactivated railway patios and stations in Campinas were chosen: the Central Station and Guanabara Station, including the surrounding areas and its relationships with the historic center of the city. The text evidences the fact that, in spite of being in the same central area, they have different potential for the recovery and reconstruction of the urban fabric and downtown landscape.
